Some of the best homes in the Upstate start as a piece of dirt and a good idea. Whether you want a level lot in town, a few acres for a garden and a shop, or a big tract with room for horses and hunting, I'd love to help you find the right land and get a home built on it. We've been helping buyers and sellers around Seneca and the Upstate since 2011, and land and new construction are a big part of what we do.
Search Land for Sale by Acreage
Pick a county or town below, then choose the size range you're after. Each link opens a live search of land listings on our site, so you'll always see what's on the market right now. Ranges are approximate and can overlap at the boundaries, so a listing of exactly 5 acres may show up in two ranges.

Why Work With JW Martin Real Estate on Land
Buying land isn't like buying a house. The listing photos don't tell you whether the ground will perk, where the property lines really are, or whether you can get power and water to your homesite without spending a fortune. Our team knows the Upstate's back roads, lake communities and growing towns, and we know the questions to ask before you're committed.
Due diligence that matters for land: surveys and boundaries, road access and easements, zoning and restrictions, utilities, flood zones and septic suitability.
Local knowledge: we work Oconee, Pickens, Anderson and Greenville counties every day, from lake lots on Keowee and Hartwell to rural acreage in the foothills.
A plan from land to keys: we help you think about the house you want to build before you buy the lot, so the land fits the plan.
Building Your Dream Home in the Upstate
Once you've found the right land, the next big decision is who will build on it. We can connect you with several trustworthy builders here in the Upstate, so you can compare styles, budgets and timelines and choose the one that fits you best. We'll stay in your corner from the land purchase through the build, and we can help you look at new construction communities too if you'd rather buy a home that's already underway.
Our motto is simple: "Be the kind of Realtor you'd want your Mother to have." When it comes to land, that means slowing down, checking the details and making sure the dream home you're picturing can actually be built where you want it.
Things to Check Before You Buy Land in South Carolina
Septic and well: if a lot won't be on public sewer, it needs a septic permit. In South Carolina, onsite wastewater (septic) permits are handled by the SC Department of Environmental Services.
Survey and boundaries: make sure you know exactly what you're buying and where the corners are.
Access: confirm road frontage or a recorded easement to the property.
Zoning and restrictions: check county zoning and any recorded covenants that limit home size, outbuildings, mobile homes or animals.
Utilities: find out how far power, water and internet are from your homesite.
Flood zones and terrain: slope, creeks and floodplain can all affect where and how you build.
Land and Lots FAQ
How do I search for land by acreage in the Upstate?

Do I need a septic permit to build on land in South Carolina?
If the property won't connect to public sewer, you'll need an onsite wastewater (septic) permit. In South Carolina those are handled by the SC Department of Environmental Services, and it's smart to confirm a lot's septic suitability before you close.
