How to Buy a Home with JW Martin Real Estate
A simple, step-by-step plan from first conversation to keys in hand.
Buying a home should feel exciting, not overwhelming. Here is exactly how we guide you through the process.
Free buyer consultation
We learn what you want, where, your budget and your timeline. We explain how we work for you, what to expect, and answer your questions, whether you're relocating, buying your first home or looking for a lake property.
Sign a buyer agreement
Before touring homes, buyers now sign a written agreement with their agent that spells out the services we provide and how we're paid. We'll walk you through every line so there are no surprises.
Get pre-approved
A lender reviews your income, credit and assets and tells you how much you can borrow. Pre-approval makes your offer stronger. We can introduce you to trusted local lenders, and our mortgage calculator helps you set a comfortable monthly budget.
Search smart
We set up a custom search with instant alerts, and watch for homes coming soon or off-market through our agent network. Save favorites on our home search.
Tour homes
We tour in person or by video and point out what you might miss: condition, layout, lot, HOA rules, flood zones, and on the lakes, dock permits, water depth and views.
Make a strong offer
We pull comparable sales to decide on price, then structure your offer: earnest money, due diligence period, contingencies, closing date and any seller-paid costs. Then we negotiate for you.
Due diligence and inspections
Once under contract, you'll schedule a home inspection and any specialty inspections (termite/WDO, septic, well, roof, dock or survey). We help you review results and negotiate repairs or credits.
Appraisal and loan approval
Your lender orders an appraisal and finishes underwriting. We stay on top of deadlines and paperwork so nothing falls through the cracks.
Final walk-through
Shortly before closing, you walk through the home to confirm it's in the agreed condition and repairs are done.
Closing day
South Carolina closings are handled by a real estate closing attorney, typically chosen by the buyer. You sign your loan documents, funds are transferred, and you get the keys.
After you move in
We're still your real estate resource: contractor recommendations, property tax tips (like applying for South Carolina's 4% primary-residence assessment), and help with your home's value anytime.
How long does it take?
Finding the right home can take a few days or a few months. Once you're under contract, closing typically takes about 30 to 45 days with a loan, and can be faster with cash.
