Our Listing Process: How We Sell Your Home

A clear, step-by-step plan from your first call to closing day, so you always know what's next.

Selling a home is one of the biggest financial decisions most people make. Here is exactly how JW Martin Real Estate handles it, step by step.

Free consultation and home valuation

We meet at your home, learn your goals and timeline, and walk through the property. You get a comparative market analysis (CMA) based on recent nearby sales, active competition and current buyer demand.

Pricing strategy

Together we choose a list price that attracts the most qualified buyers in the first few weeks, when interest is highest. We also estimate your net proceeds after commission, payoff and closing costs.

Listing agreement and disclosures

We review the listing agreement, and you complete South Carolina's Residential Property Condition Disclosure Statement (or the right form for your state) so buyers know what you know about the home.

Prepare the home

We give you a room-by-room prep list: repairs worth doing, decluttering, cleaning, curb appeal and staging tips. We can recommend trusted local contractors, cleaners and stagers. Some sellers order a pre-listing inspection to avoid surprises.

Professional marketing

Professional photography, plus video, drone and floor plans where they help. We create a property listing that sells the lifestyle, especially for lake homes, and then market it on the MLS, major home search sites, our website, social media and targeted digital ads, and to our buyer and agent network.

Go live and show the home

Your home hits the market with showing instructions that fit your schedule. We collect showing feedback and send you regular updates on activity and the competition.

Review offers and negotiate

We walk you through every offer: price, financing, earnest money, due diligence, contingencies and closing date, not just the top number. Then we negotiate for the best overall terms.

Under contract: inspections and appraisal

We manage the buyer's inspection and repair requests, the appraisal and the lender's requirements, and keep everyone on schedule.

Closing

South Carolina closings are handled by a real estate closing attorney. We coordinate with the attorney, lender and buyer's agent so closing day is smooth, and you leave with your proceeds.

After the sale

We're still here for referrals, your next purchase, or managing a property you keep as a rental through JW Martin Property Management.

How long does it take?

Every home and market is different. Prep can take a few days to a few weeks. Time on market depends on price, condition and season. Closing usually takes about 30 to 45 days after you accept an offer with financing, and can be faster with cash. We'll give you a realistic timeline for your home at the consultation.

Seller questions

What does it cost to sell?

Typical costs include real estate commission, your mortgage payoff, deed recording fees, prorated property taxes, attorney fees and any repairs or concessions you agree to. Use our seller net proceeds calculator for an estimate.

Do I need to make repairs before listing?

Not always. Focus on safety items, obvious defects and low-cost updates that photograph well. See our remodeling ROI guide before spending big.

Can I sell and buy at the same time?

Yes. We help coordinate timing with contingencies, rent-backs or bridge financing so you're not stuck in between.
