The JW Martin Home Seller's Guide

Everything you need to know to sell your home in Upstate South Carolina, from getting ready to closing day.

In this guide: Getting ready · Preparing your home · Costs of selling · Disclosures and paperwork · Showings · Offers · Under contract · Closing · Selling a lake home

1. Getting ready to sell

  • Know your why and your timeline. Moving up, downsizing, relocating or selling a second home all change the plan.
  • Know your numbers. Get your mortgage payoff and use our net proceeds calculator.
  • Plan your next move. If you're also buying, we'll help coordinate both closings.
  • Get a pricing strategy. Read why pricing right matters.

2. Preparing your home

Declutter and depersonalize

Clear counters, closets and walls so buyers can picture themselves living there.

Fix the obvious

Leaky faucets, broken fixtures, missing trim, burned-out bulbs and anything that will show up on an inspection.

Deep clean

Windows, carpets, grout and baseboards. Clean homes photograph and show better.

Curb appeal

Fresh mulch, trimmed shrubs, a clean front door and working lights. First impressions start online with the front photo.

Neutral, fresh paint

One of the most affordable updates with real visual impact.

Smart updates only

Before remodeling, see our remodeling ROI guide. Many big projects don't pay back at sale.

3. Costs of selling

Common seller costs in South Carolina include:

  • Real estate commission (negotiable, set in your listing agreement)
  • Mortgage payoff and any home equity lines
  • Deed recording fees (often called deed stamps)
  • Seller closing attorney fees
  • Prorated property taxes and HOA dues
  • Any repairs, credits or buyer closing costs you agree to pay

Estimate yours with our seller net proceeds calculator.

4. Disclosures and paperwork

Most South Carolina sellers of 1 to 4 unit homes must complete the Residential Property Condition Disclosure Statement, telling buyers what they know about the home's condition. Homes built before 1978 also require a lead-based paint disclosure. Gather these too: HOA documents and contacts, survey, warranties, utility averages, permits for past work, and dock permits for lake properties.

5. Showings

  • Keep the home show-ready: lights on, blinds open, pets and valuables secured.
  • Be flexible. More access usually means more offers.
  • Leave during showings so buyers feel comfortable.
  • We share feedback after showings so we can adjust if needed.

6. Reviewing offers

The highest price isn't always the best offer. We compare:

  • Price and net proceeds after any credits
  • Financing type and lender strength (cash, conventional, FHA, VA, USDA)
  • Earnest money and due diligence terms
  • Contingencies (financing, appraisal, sale of the buyer's home)
  • Closing date and possession

7. Under contract

Expect a home inspection, and possibly repair requests. On financed deals there will be an appraisal and lender underwriting. We negotiate repairs, track every deadline, and keep the buyer's agent, lender and attorney moving.

8. Closing day

South Carolina closings are conducted by a licensed real estate attorney. Before closing, you'll arrange to transfer or cancel utilities, gather keys, remotes and codes, and leave the home broom-clean. At closing you sign the deed and closing documents, your loans are paid off, and your proceeds are wired or issued by check.

Selling a lake home on Keowee, Hartwell or Jocassee

Lake properties have extra details buyers will ask about: dock permits and condition, water depth at the dock, shoreline management rules (Duke Energy on Keowee and Jocassee; the U.S. Army Corps of Engineers on Hartwell), septic systems, HOA rules and short-term rental restrictions. We help you gather this up front, because answers build buyer confidence. Browse our Lake Keowee and Lake Hartwell guides.

Seller FAQ

When is the best time to sell?

Spring and early summer are traditionally busy, but the best time depends on inventory, interest rates and your plans. Less competition in other seasons can be an advantage.

Should I get a pre-listing inspection?

It can uncover issues early so you can fix them or price accordingly, which reduces surprises during the buyer's inspection.

Do I have to be at closing?

Often you can sign ahead of time or remotely. Ask your closing attorney.
