Why Pricing Your Home Right Matters
The right list price is the single biggest factor in how fast your home sells and how much you walk away with.
The first few weeks matter most
A new listing gets the most attention in its first two to three weeks. Buyers and their agents set up saved searches and alerts, so they see your home the moment it hits the market. If the price is right, that early wave of attention can bring showings and offers. If it's too high, many of those buyers skip it, and they may never look again.
Priced right
More showings, more serious buyers, and a better chance of competing offers. Appraisals are more likely to support the price.
Priced too high
Fewer showings, longer days on market, and buyers start asking "what's wrong with it?" Price cuts often follow, and the home can end up selling for less than if it had been priced right from the start.
Priced too low
It can sell quickly, but you risk leaving money on the table unless the market creates competing offers.
How buyers actually search
Buyers search online in price ranges, such as $400,000 to $450,000. A home listed at $455,000 can miss every buyer searching up to $450,000. Smart pricing puts your home in front of the right search ranges.
How we price your home
Recent comparable sales
Closed sales of similar homes nearby, adjusted for size, age, condition, lot, views and features. On the lakes, we also weigh water frontage, dock, depth and views.
Active and pending competition
What buyers will compare your home to right now, and what has gone under contract.
Expired and withdrawn listings
Homes that didn't sell often show where the market said "too high."
Market conditions
Inventory, days on market, interest rates and season.
Your goals
Your timeline, your net-proceeds target and how much flexibility you have.
Common pricing mistakes
- Pricing based on what you paid, what you owe, or what you spent on upgrades. Buyers pay market value, not your cost.
- Leaving "room to negotiate" by starting too high.
- Using online estimates alone. Automated values can miss condition, views, updates and lake features.
- Waiting too long to adjust when the market gives clear feedback.
The appraisal matters too
If a buyer is financing, the lender's appraisal has to support the price. Pricing based on real comparable sales helps avoid a low appraisal that can force renegotiation late in the deal.
